Warranties
As your builder, we provide a five-year written warranty protecting your home against structural or mechanical defect. Many components also are protected by their provider with warranty specific to that product such as 50-year siding and 25 year roofing. We will see that you are familiar with each warranty during a homeowner orientation conducted by a manufacturer representative as part of our exclusive “Builder’s Touch” program.

Builder’s Touch
Prior to moving in, we assign a specific individual to you and your home who completes a final finish evaluation assuring that your home functions as intended. They then schedule a homeowner orientation where you will learn how your home works and what to do if it does not. We are proud of our homeowners and the relationship we maintain with them long after the sale.

Windows
Energy Star® rated class 35 vinyl thermal break windows are standard in every HBNW home providing maximum energy efficiency and ultraviolet sun ray protection. The Low-e glass reflects heat while the easy care vinyl framing reduces conduction transfusion of air and eliminates moisture build up.

Roofing
25 year warranty Owens Corning superior grade shingles with high wind zone application protect against wind or weather and are constructed Class A fire rated materials with a tough fiberglass core that is impervious to moisture. Owens Corning sets the standard for quality and performance in our Pacific Northwest climate zone.

Roof Load
30 lb. roof live load design assures superior strength from foundation to roof peak. Many competitors build to a 20 lb. roof load design, which is the minimum allowable code standard. Simply stated, a HBNW home built stronger with components designed to handle more load.

Siding
50yr Warranty Siding and exterior trim featuring - Hardipanel & Hardiplank fiber cement siding. James Hardie fiber cement siding will not swell or delaminate and simply won't burn, providing a superior lasting quality that even termites can't penetrate. HBNW is proud to be the first manufactured home producer to provide the outstanding benefits of James Hardie products as a standard feature on every home we build.

House Wrap
A full underlayment of house wrap is installed between the siding and framing components. This provides lasting protection from wind and moisture buildup assuring lifetime insulating efficiency and structural integrity. This important structural component is on standard on many competitors home.

Exterior Paint
HBNW understands the effects of weather on the exterior surfaces of your home and we spend a little more than most builders to protect your investment. Our exterior paint has the highest quality ratings, is available in a wide variety of colors and is specifically formulated to resist the effects of Pacific Northwest climate zones.
Heat ducts
HVAC heat duct system provides efficiency levels far superior to metal duct systems and enhances static pressure for even air flow to all areas of your home. This assures warmth and comfort with lower monthly utility bills.
 
Steel Frame
Our steel frame system is foundation friendly with I-beam recessed in each endwall to assist site work stem wall or foundation cover construction.

Floor Decking
Floor decking is ¾” thick. This is only 1/8” thicker and many competitor floor, but it multiplies the tensile strength several times and that has a noticeable effect on your floor stability. You can feel the difference when you step into any Homebuilder Northwest home.

Floor System
Our floor system is built on a transverse floor joist frame. Each floor joist crosses the rigid I-beam frame twice within its length maximizing the load bearing ability. The frame also has outriggers that extend to the side walls and are secured to the rim joist. This provides added side wall and is not often found in other manufacturers floor designs.

Side Walls
2 x 6 side walls are spaced 16” on center. Window and door opening are framed with 2 x 6 minimum. Design controls keep major interior walls in line with floor joist and sidewall studs for superior and support. Corners of marriage openings are braced to insure integrity during transport. Sidewall openings are reinforced with metal strapping between sheetrock and studs to reduce texture stress fractures. Strength and durability are engineered as a primary ingredient to the HBNW business philosophy.

Vented Eves
Fully vented sidewall eves allow air flow throughout the sub roof area and our unique flow-thru attic ventilation system eliminates moisture laden air from the entire roof cavity.

Ventilation
Powered ventilation fans are standard in each bath and a whole house vent system assists the exchange of fresh air for a healthy and comfortable living environment.

An electric door chime is standard at front entry.

Plumbing
Plumbing drain lines are blocked and strapped to maintain proper pitch. Fresh water lines are trouble free QestPEX™ piping with brass fittings. This system resists corrosion, electrolysis and mineral buildup. It has low heat conductivity so there is very little heat loss through the pipe. Hot water stays hotter and cold water stays cold. Plumbing lines are installed on the warm side of the floor insulation for maximum freeze protection. Our system has been tested to nationally recognized standards with performance results that far exceed standard requirements.

Shut-Off Valves
Shut-off valves are standard in all sink and toilet plumbing risers plus a whole house shut-off valve provides added emergency protection.

Heat Tape
A separate recept for heat tape installation is provided under the home near the water line inlet.

Code Complience
All applicable HUD code labels and fees. Your home is inspected, approved and certified to comply with all HUD code requirements prior to shipment.

Sheet Rock
Texture finished sheetrock with rounded corners are standard throughout including wet areas and wardrobe closets. Sidewall sheetrock is glues, then screw to studs for a secure bond and reduced stress fractures. All joints are seam taped and a light orange peel texture is applied covered with an easy to wipe clean interior latex paint. Ceilings are vaulted throughout (except for 10 foot tall center sections of triplewide plans) and finished with a knockdown texture pattern unique to our homes. All ceiling sheetrock is 5/8” thick and screwed to each rafter.

Accent Features
Many plans have special architectural accent texture finished openings, archways, ledges or other features that enhance styling and lifestyle of our homeowners. Some, but not all of these features are shown in plan drawings as dotted lines.

Window Sills
Windowsills are texture finished on three sides with a white base sill plate installed that serves as an easily maintained plant ledge.

Real Wood Cabinets
German Beechwood cabinets are standard with options for Natural Oa or Provincial Maple all of which are installed with adjustable hidden hinges. The beauty of wood is easily recognized from typical process finish found in most other home producers standards. Cabinet face frames are real wood and assembled with screws rather than staples or simple brads. This assures that a durable cabinet system that is designed to last a lifetime. Our drawer boxes are plywood on all four sides and are place on a roller guide system that supports the full length of the drawer for maximum weight bearing capacity.

Shelving
Upper cabinets are white lined with finished edges and have finger-touch adjustable shelves. Lower cabinet compartments have base and center shelves. Stationary shelving in all closet and pantry areas are supported to carry heavy loads and wardrobes have heavy duty dowel rods and support brackets.

Baths
Baths have a standard 60" fiberglass tub/shower combination. Some plans offer an alternate bath with separate shower stall and pedestal lounging tub with an obscure tempered glass window above.
 
Interior Doors
6-pannel interior doors are mortised and have heavy-duty pinned hinges for superior strength. Wardrobe doors and match interior doors and knobs are metal. Doorstops prevent swinging door wall damage
